We follow a specific checklist when surveying, and examine the complete structure of the property. The roof will be inspected externally and internally, walls and foundations will be thoroughly checked, to ensure the foundations are completely stable. Timbers will be checked for infestation or rot, damp levels will be checked consistently throughout every part of the building, and floors will be checked. We’ll carry out a total inspection of the boundaries of the property, including fences, and we’ll conduct a separate search dedicated to checking any environmental issues the building might pose. We will even complete a thorough visual inspection of gas, central heating, electricity, plumbing and the drainage services. Once all this is done, we will write up a full report, usually including photographs, that fully details the buildings condition and any defects. We will also include cost estimates, based upon the BCIS building maintenance cost index, to let you know how much it will cost to bring the building up to scratch.
