What factors are taken into account in the home buyer report valuation section?

We use recent evidence of comparable sales in the vicinity, adjusted for the size & state of repair of the individual property.

What are the terms and conditions of your survey reports?

These will be supplied on request.

Do you hold RICS professional indemnity insurance and public liability insurance?

Yes, £1 million pounds standard cover for each and every claim, or increased cover on request.

Do you test the services & utilities?

No but we visually inspect the water supply, drains, electrical and heating installations, and advise if specialist advice should be sought.

Do you cost repairs?

Not for home buyer reports but repair costs can be provided on request for building surveys. Repairs costs are based on the BCIS cost index.

What specific details do you cover?

      1. Wall Cracking & Foundation Defects – We advise on the implications of structural cracking.
      1. Roofing – We advise on defects in pitched roof construction and flat roof coverings.
      1. Timber – We advise on woodworm, wet rot, dry rot or other defects.
      1. Damp – We advise on rising damp, penetrating damp and condensation problems.
